Why don’t I need to sign a contract?

You do not need to sign anything because you are not tied to anything. No exclusivity and no fine print. Feel free to search for your next home in different ways. Not happy with our service? You can stop whenever you want. And you only pay the success fee if you buy a home thanks to us.

What is your success rate with bids?

Roughly 1 in 3 offers we make ends up being the winning bid. That’s no coincidence: it shows we’re bidding strategically and realistically. If our success rate were much higher, it would mean we’re consistently overpaying. If it were lower, you’d be missing out, and we’d be wasting your time. At 33%, we’re right in the sweet spot.

What is included in Roofmatch’s buyer service?

We offer two packages: Buyer Pro and Buyer Pro+.

Pro takes care of the hardest part: determining the right offer. Using AI, sales data, and market insights, you receive a sharp bidding advice that reflects the true value of the property. You can request as many advices as needed. You also get personal guidance and daily property matches from our search bots.


Pro+ goes one step further. After the winning offer, we stand by your side during negotiations, review all documents, and guide you all the way through to the key handover.

Do you receive commissions from selling agents or other parties?

No. We do not receive commissions, fees, or any other benefits from selling agents, appraisers, building inspectors, or notaries. Our advice is fully independent and always in your best interest. No hidden arrangements and no kickbacks. Just honest advice.

Is this a full‑service buyer’s agent?

Yes, only more efficient. Roofmatch combines personal guidance with smart automations. We save time and costs by working 100% online and using AI to find homes and determine winning bids. So you get better service with less hassle, at a lower cost than a traditional agent.

Do you attend property viewings?

No, we do not attend viewings with you. During a viewing, there is already a selling agent present who knows the property well and can answer your questions. Having a buying agent join the viewing adds little value in practice and mainly increases your costs. The real added value lies in a building inspection. When it becomes relevant, we arrange this fully for you.

How does the “no home, no pay” guarantee work?

You only pay our success fee if you actually buy a home through Roofmatch. That is €1,799 for Pro or €2,599 for Pro+.

The set-up fee of €299 is non‑refundable because it covers our initial costs for mapping your wishes with your agent and activating your search.

Why a fixed fee and not a percentage?

Because we want to help you regardless of your budget for a home. Traditional agents earn more if you overbid because they work on a percentage of the purchase price. We don’t like that.

A typical fee of 1‑1.5% may seem small, but for a €500,000 home you’re talking €5,000‑€7,500. With our fixed, low fee we avoid conflicts of interest and you know upfront exactly where you stand.

How do you find homes before they’re on Funda?

Our AI search bots scan homesites 24/7 (including major platforms), but also other sources like off‑market channels and pre‑Funda ads from individual agents. That means we find new listings earlier than the competition and you can react sooner. Or we schedule a viewing for you (included in the Pro+ package).

Who will I work with?

You’ll get your own Roofmatch buyer’s agent. They’ll be an experienced agent who will guide you from intake to key hand‑over. And you’ll always be able to reach them via WhatsApp and email, or schedule a (video) call.

Can you help with mortgage advice too?

Definitely! If you haven’t arranged it yet we refer you to independent mortgage advisors we trust. But you’re free to choose your own advisor.
